Important Notice: Irrigation Maps Is Not a Licensed Contractor

Irrigation Maps provides custom irrigation system mapping and documentation services. I am not a licensed contractor, and Irrigation Maps is not a licensed contracting company. Services are limited to identifying and documenting visible, accessible, and operational portions of existing irrigation systems. Irrigation Maps does not provide repairs, installations, certified inspections, engineering services, surveying, utility locating, or code-compliance determinations.

1. Scope of Services and Mapping Limitations

• Custom Irrigation Maps: Services may include operating accessible irrigation zones and documenting their general coverage areas, along with the locations of identifiable components such as controllers, valve boxes, and backflow preventers.

• Informational Use Only: Maps are created as practical property-reference documents. They are not architectural plans, engineering drawings, land surveys, utility-location reports, certified as-built drawings, or guarantees of the irrigation system’s design, condition, or performance.

• Approximate Locations: Component symbols, zone boundaries, property features, measurements, and distances shown on a map are approximate unless specifically stated otherwise. Maps are not drawn to survey-grade accuracy and should not be used to establish property boundaries or exact component locations.

• Underground and Hidden Components: Buried pipes, wires, valves, fittings, utilities, and other concealed or inaccessible components cannot always be identified or accurately located. Irrigation Maps does not guarantee the location or route of underground irrigation lines or other concealed components.

• No Excavation Reliance: Irrigation maps must not be used as a substitute for professional utility locating or other precautions required before digging. Property owners and contractors are responsible for contacting 811 and arranging any necessary private-line locating before excavation.

• No System Inspection or Certification: Mapping does not constitute an irrigation inspection, home inspection, code inspection, backflow test, backflow certification, plumbing inspection, engineering evaluation, regulatory inspection, or certification of any kind.

• Changing Conditions: Irrigation systems and landscaping may be repaired, altered, expanded, abandoned, damaged, or replaced after the map is completed. Irrigation Maps does not guarantee that a map will remain accurate after subsequent changes to the property or irrigation system.

2. Appointments, Access, and System Operation

• Appointments and Scheduling: Mapping services are performed by appointment. Please provide accurate contact information, the property address, and any available information about the irrigation system before the appointment.

• Property Authorization: The client confirms that they own the property or have permission from the property owner to authorize access and irrigation-system operation.

• Property Access: The client or an authorized representative must provide access to necessary areas and equipment, including controllers, backflow preventers, valve boxes, sprinkler or drip areas, gates, and landscape zones. Components that are buried, concealed, locked, unsafe, or inaccessible may not be included.

• System Operation: The irrigation system generally must be operational to identify and document watering zones. Controllers may be operated, individual zones activated, accessible valves observed, and water coverage viewed. If any part of the system cannot be operated or accessed, the map will be limited to what can reasonably be observed and verified.

• Existing Conditions: Irrigation Maps is not responsible for preexisting leaks, damaged components, controller problems, electrical issues, landscape damage, or other conditions that existed before or became apparent while the system was being operated for mapping.

3. Pricing, Payment, and Delivery

• Digital Map Package: Custom irrigation system maps start at $249 for average residential properties and include a completed digital PDF.

• Digital and Laminated Map Package: The digital PDF plus one 8½ × 11-inch color-printed, laminated, and mailed copy starts at $279.

• Complex Properties: Larger properties, multiple controllers, numerous zones, difficult terrain, inaccessible components, or unusually complex systems may require a higher price. Pricing will be confirmed before the appointment whenever reasonably possible.

• Payment Terms: Payment is due upon completion of the mapping service unless other arrangements have been approved in advance. Accepted payment methods include Venmo, check, credit card, or cash.

• Mailed Copies: The client is responsible for providing an accurate mailing address. Mailing and tracking are included with the laminated-map package. Delivery times are estimates and may be affected by the mail carrier or circumstances outside the control of Irrigation Maps.

4. Cancellations and Rescheduling

If you need to cancel or reschedule an appointment, please provide as much advance notice as reasonably possible. Repeated last-minute cancellations or missed appointments may require advance payment before another appointment is scheduled.

5. Repairs, Installations, and Third-Party Work

• No Repairs or Equipment Sales: Irrigation Maps does not perform irrigation repairs, replacements, upgrades, installations, excavation, or maintenance and does not sell irrigation equipment.

• No Referral Fees: Irrigation Maps does not receive referral fees or commissions from companies a client may choose to hire.

• Client Responsibility: The client is responsible for deciding how the map will be used and for selecting any contractor, landscaper, irrigation company, private utility locator, or other service provider hired to perform subsequent work.

• Third-Party Work: Irrigation Maps is not responsible for the workmanship, pricing, recommendations, actions, omissions, or results of work performed by a client or any third-party service provider.

6. Limitation of Liability

The completed map reflects visible, accessible, and operational conditions observed at the property on the date of service. Irrigation Maps does not guarantee that every irrigation component, watering area, hidden condition, defect, leak, or underground line will be identified.

To the fullest extent permitted by applicable law, Irrigation Maps is not responsible for losses, damages, repair costs, excavation damage, landscape damage, water use, system failures, or other consequences resulting from reliance on approximate information, concealed conditions, later system changes, or work performed by the client or a third party.
